I only recommend this game because it's online/coop and crossplay. In some ways this game feels like a downgrade from the first game. They removed assembly which was a great mechanic, the store is a mess, a lot of products from the first game aren't in the 2nd. Landscaping is non existent and so boring. I was hoping for, everything from the first game, graphical enhancements, and some better mechanics/perks, but i feel like they're just going to wait for DLC's to bring mechanics and items, from the 1st game to the 2nd game. I should add there are graphical enhancements, but performance is awful, 4080 plus 14 gen intel and still laggy as all hell. even with DLSS

Don't buy this game unless you REALLY like decorating. While the game is quite fun with friends, there are so many bugs that make the game frustrating. The Bad: The roofs are so broken. If you try to layer a roof on top of another it will glitch and leave a giant transparent gap where they are overlapping. It's impossible to make an actually nice roof for this reason. Even the sims 4, A GAME THAT CAME OUT IN 2014 has a better roofing system. For a game about flipping houses, having a broken roofing system is unacceptable. Could you guys also not be bothered to change the picture in the bottom left corner? Cycling through the different roof types will show you the name of the type of roof you're placing but you couldn't change the picture as well for a visual indicator? On all the roof types it shows a photo of a gabled roof. It feels lazy. At least once in every mission a cabinet or drawer glitches and wont allow you to open it anymore. This is really annoying when i'm trying to organize and it straight up just wont open. Even if you reset your character or move the object around it remains glitched. Every once in a while when you load into a new mission you are stuck in place and must reset before you can move. Not a big deal but just something that shouldn't be happening with a finished game. The story mode is quite repetitive and boring, I appreciate that each client has their own personality but I wish there was more diversity in the tasks. (spoilers) During one of the jobs the client requests you find a key to their secret garden and clean it up. I thought this was quite a fun idea to look for the key! My friend and I found ourselves looking through drawers inside the house and started to get frustrated when we couldn't find it. Silly us, the key was laying randomly in the front yard. It was quite underwhelming and annoying as I thought we had to actually look for the key. This is just me whining really. The Good: The decorating in this game is fun. I like all the options for clutter, in the first game every home came out looking like a model home. With the clutter I can make the space look lived in! I really like you can customize almost anything with different patterns and colors. There's loads of patterns to choose from and the color palettes are quite nice with selections for vibrant, muted, ect. The game feels like its still in early access. The base game remains broken and glitched despite coming out in 2023, and the developers have the audacity to make and sell DLC for a game that remains buggy and frustrating. Honestly if there was no multiplayer I would probably never touch this game again, it feels like a lazy cash grab to me. Don't waste your $40 on this like I did.

House Flipper 2 is dangerously addictive—in the best way possible. If you're a perfectionist or someone who finds joy in transforming chaos into beauty, this game will absolutely scratch that itch. From scrubbing filth off the walls of neglected homes to designing picture-perfect interiors, every moment feels deeply satisfying. What makes it truly special is how immersive it is. I sat down to play early in the morning, blinked, and suddenly it was 5PM. I haven’t had a game pull me in like that in years. It’s easy to lose yourself in the process of cleaning, renovating, and perfecting every last detail of a space. The visual improvements over the first game are clear, and the tools feel more intuitive and fun to use. Whether you’re building your dream home or flipping a disaster into a masterpiece, House Flipper 2 delivers a relaxing yet addictive gameplay loop. An absolute must-play for fans of renovation sims. Highly recommended—even at full price. Just don’t forget to set an alarm… you will lose track of time.

The rare occasion where a sequel is worse than the first game. The first game's more realistic feel gave a more calming and real feeling the cleaning and designing, but the sequel is cartoonish, which rips most of that feeling away. It isn't bad, it just isn't as good as the first. 7/10
We Flippin' Houses Again

"I need my House Flipper... Two" - The Dentist
House Flipper 2 is... unique... for a sequel. It's more of an alternate retelling of House Flipper 1 than a direct improvement over the first game. I will start off with its praises. It is way more streamlined and feature complete than the first game for sure. Basically every single tool has been improved and made more user friendly, there are more helpful perks, houses generally take less time to flip and generally allow a greater degree of customisation. You can now also build walls from scratch meaning you can now add that dream conservatory or shed you've always wanted to any house you desire. The story mode is excellent and much improved even if lacking in sheer quantity compared to the story mode of the first game (although I do concede that the first game also has about 1,000 hours worth of DLC so I'm not especially mad about this) and the variety of houses is incredibly impressive, some even being commercial properties of novelty houses compared to the first game having almost exclusively domestic lots (in the base game). We recently got a huge Co-Op mode update which is just immensely fun, being able to decorate properties with a few friends can genuinely be incredibly funny and make huge builds take maybe 10 - 15 minutes at maximum, assigning people to rooms meaning that you're also in for a surprise when you get the before and after. One thing I must critique the game for is the lack of boring furniture which isn't something I'd ever say. There is a sheer volume of whimsical, enchanted, magical furniture and not a lot of items of furniture that look like you'd find in an average household. Also, the absolutely all-encompassing amount of nautical inspired decor is... definitely guiding you in a certain direction if you want to make a thematically consistent household. It would definitely be appreciated if content came in consistently designed "waves" wherein you'd get an update of all classical furniture, then retro furniture, then post-modern, etc etc. So that builds can be thematically linked without having to absolutely stretch your creative oversight and hoping that things being similar colours can do a lot of heavy lifting. The game by-in-large just features a lot less furniture than the first game, again, by virtue of how much DLC the first game has but I'm hoping the second game catches up with them soon to make the second game more worth playing. There is a massive issue with placing cupboards in kitchens that have no interior shelves, and if we could get a shelf that allowed clipping for this purpose it would be greatly appreciated. I'm also aware that the game has an interactive roadmap and I'm very very pleased to know that they'll be bringing back the live peanut gallery while you're flipping homes which was one of my favourite features. In summary this game is absolutely worth picking up and I'm very excited to see where it goes and how it increases in scale going forward. And while I'm here... it was announced not too long ago that the first major DLC pack would be Scooby-Doo themed? I can't say I'm excited for this news and I really hope it doesn't set the precedent for all DLC going forward to be licenced tie-ins that have nothing to do with House Flipping (for those who are going to be gripping their fists tightly wishing they could point out that the HGTV DLC for the first game is technically a licenced tie-in) as the first game had a fantastic array of fun house flipping themed DLC packs.

Not bad but first was better in my opinion. I would give a "meh" rating if I could. 2nd one does not intruduce much new things and to be honest some quality of life needs to be improved. - Finish the job button being in the "store" menu is weird and has caused me to accidentally click it few times while being 50% done with a stage. - Many perks need few more points. - Especially window cleaning needs improvement (maybe size of the cleaning thing can be bigger with a perk) - Some building stuff is still janky. - Not enough furnitures nor textures IMO in the base game, I wished for more styles. It is fun and you will have fun but I do not think it is a much upgrade from HF1

House Flipper 2 builds on the success of its predecessor by expanding the satisfying home renovation simulator into a richer, more detailed experience. Developed by Frozen District, this sequel invites players to step into the shoes of a one-person renovation team tasked with transforming dilapidated properties into stunning dream homes. With upgraded tools, deeper customization options, and a broader range of tasks, it offers a relaxing yet rewarding sandbox for creativity and design. The core gameplay remains delightfully straightforward: clean, repair, decorate, and remodel houses to increase their value before selling them for a profit. What’s new in House Flipper 2 is the sheer scope and depth of what you can do. From intricate interior design elements and landscaping to advanced structural modifications, the game feels more immersive and less repetitive than before. The addition of new materials, furniture styles, and decorative touches allows for truly personalized homes that reflect the player’s unique style. A major highlight is the intuitive and expanded toolset. Whether you’re scraping off old wallpaper, fixing wiring, or laying down new flooring, the mechanics are tactile and satisfying, giving a genuine sense of accomplishment with every project completed. The game’s pacing strikes a nice balance between challenge and relaxation, making it accessible for casual players while still engaging for those who love design and management sims. Visually, House Flipper 2 improves on the original with more detailed environments, realistic lighting, and smoother animations that bring the homes to life. The soundtrack and ambient sounds enhance the calming atmosphere, turning what could be a repetitive task into a meditative experience. The user interface is polished and user-friendly, helping players navigate projects and inventory with ease. In conclusion, House Flipper 2 is a compelling upgrade that caters beautifully to fans of renovation sims and creative design. It offers a fulfilling mix of practical tasks and artistic freedom, wrapped in a soothing package that makes flipping houses both fun and satisfying. Whether you’re a longtime fan or new to the series, this sequel invites you to roll up your sleeves and turn fixer-uppers into dream homes—one brushstroke at a time. Rating: 8/10

They just wanna sell the game for money and abandon us with bugs. Graphics settings keep resetting itself, or changing randomly. DLSS keeps resetting to max setting. Try to report bug on Steam and Discord, see others report problem as well. None of them get response from developer. They also include my playtime when I played it on free trial with the full game. That's why I can't refund the game when I realized the problem. What a scam! Don't buy it! Moreover, this is the same company that abandon The Tenants, left it unfinished as well. They lower the price so cheap to sqeeze more money as much as possible.

There is something about this game that just calms my soul, worries tend to fade away, and I focus solely on the game when I play it. It is rewarding, addictive, fun, and very good for imaginative minds. Great game to relax and unwind with, especially after a stressful day.

9/10!! Very good game! I had a lot of fun. I's very satisfying to see the before and after when you clean/flip a house. And having the option to create your own dream home... SSOOO GOOD!!! It's just a pity there's so little main story content. I would love to to have more story elements like the Halloween Special -- It was fun finding the secret room XD

This is a great game and a great improvement on the first house flipper game, BUT i have had issues with it. Don't get me wrong, I would definitely recommend this game to people, but for whatever reason, in my experience this has been one of the laggiest, slowest running games I have ever installed on this computer. I have it at the lowest possible graphics settings, and I've run higher-spec games on here before, but for some reason this game is extremely stuttery and takes FOREVER to load anything. All the loading times have been at least 2 minutes if not more, for anything. Going to a house, doing an assembly of an item, all the loading times are horrendous. It's sad because mechanic-wise and graphics-wise this is such an improvement on the first game and I would love to be seeing the graphics at their normal settings but it won't even run unless I have everything at the lowest.

I sooooooooooo wish it had the camera controls/view settings as the first one. I turn off motion blur and tweak the mouse and camera sensitivity and I still feel like I'm in a virtual reality headset or get motion sickness and I never get that from anything. I played the first one ALL THE TIME no issues 900 hours worth. Sucks I've been waiting forever to play this finally got the cash to get it only to not get 20 mins into the game to feel sick and not be able to play. Why are the two games so different with that? I really want to play too. I wonder if it feels different on the console? it is how I played the first one.

This could have been so great, so satisfying. I *love* this kind of thing, normally. But the UX is so cack, it just makes it a tedious ordeal where you end up saying "oh, who cares" and doing a slapdash job just so the level will be over. You'd think, for a game about renovating houses, that you could place items with precision. But no, it's endlessly frustrating and inaccurate, and the item never sits where you want it to, regardless of which setting you've got applied. Buttons never do what you expect them to, and understanding how to make things happen is poorly explained. Investing in UX will always make things better. It's a real shame it hasn't happened here.

You can tell the Devs are having a lot of fun making this. The first few houses are dificult, there is a learning curb. but after you get ahold of it youll have a lot of fun. The new DLC is started adding in puzzles, and its really fun.

I love this game! I wasn't sure I was going to like this as much as the first House Flipper, but the level of customization really won me over. Having the option to change the colors/patterns on practically every part of items makes decorating so much better, and being able to copy/paste colors and patterns between items means I no longer have to settle for furniture pieces I don't really like when I'm going for a specific color scheme.

Seemed pretty decent from the trailer until I actually played it. The gameplay itself is pretty stale and basically replicates the original game. Sure, the co-play is cool, but theres not a whole lot. It gets pretty boring within the first hour of gameplay. Not to mention that the assets used and the style of the game really hinders its potential. Not satisfied.

This game is a great way for the people who love detailed games, it goes from just simple tasks as cleaning and redoing certain rooms. Later on in the game you get to do these houses yourself with no guidelines, just your creativity. Personally, I heavily recommend this game to anyone who just likes relaxed setting games. It reminds me a lot of powerwash sim but more detailed. 10/10 very addictive.

It's very different from the first house flipper, so if you want something as clear cut as the original then you might be overwhelmed. But it has many, MANY more options to customize a house, and the overall mood is so much brighter. It feels like a more engaging experience to me.

Now that House Flipper 2 came out don't bother with first game. House Flipper 2 optimizes almost every element of gameplay (including fps). For some people second game is more childish and directed to younger audience, but although it could be true, it is also true that everything is more alive (gardens, interactions etc.), colorfull (but not plasticky), and overall more accesable. You don't have to go through the advanced montage process, and MOST IMPORTATNLY (for me) you can place walls by grid to every height, with, from top to bottom, from bottom to top and same applies to painting (you can for exaple paint a wall vertically in every colour you want unlike in first game). Taking out trash is also more satisfying, as every piece of litter is its own being (you also use a trash bag without infinite capacity, and dont just click on litter and it disappears like in House Flipper 1).

For the amount of annoying imperfections and small bugs, I think the game is overpriced for being unpolished. That being said, the devs definitely listened to improvements requested from HF1. The game lacks variety in items but you can certainly customise what items are available in 100 different ways. I recommend the game, but get it on discount. The co-op gameplay is great fun and is relatively smooth but with a few minor glitches here and there. Overall the game is definitely worth playing.

Now don't get me wrong, house flipper has definitely supplied me with some enjoyment but, if there was an option in between yes and no, I would choose it. This game has great bones and solid potential. As straight forward as it sounds, this is a game about flipping houses. Some of those houses are on contract, some are the houses you can buy to flip and sell yourself. The problem with this being so straight forward is that it gets extremely boring after the first 20 or so contracts. I found myself looking for more with this game, itching for a little more than a night light at the end of the tunnel. My second issue with this game is that it is a round two, a second act, and it is not much of a difference from act one. Coming from house flipper 1, this game is for sure still an upgrade, but enough to warrant a whole new game? No. I honestly wish they had pushed it out a little bit longer and offered more content instead. I found myself looking for more in this game, a chance to stroll the neighborhood, maybe some incentive for my flipping that is more than money to repeat the process. Little changes and this game might become gold. I really enjoy this game still, but right now it is the difference between a 30 hour game, and a 300 hour game.

The 34 hours (and counting) that I've played this game, are consecutive. Which means it's my newest hyperfixation. I didn't think I'd like the way things work now but I actually love it way more. The lack of furniture choices is sad BUT this game is still relatively new so I'm sure DLC will come out at some point like it did with the last game. The customization goes crazy and I love that we no longer have to install things like showers or sinks, they just are installed automatically. I'm excited to play more and explore everything there is to see in HF2.

This is one of the best house renovation/building (if using sandbox) games, sure it may be missing a couple of features such as diagonal doors, but it's a really great game otherwise. I really like playing sandbox mode and building houses, some issues i have with sandbox is it not having an RGB color system like the custom paint in story mode, and also there's not a lot of furniture that gives a rustic feel, same for the retro stuff except the problem there is that its all stuff from the 60-90's there's really only a few items from the 80's and 90's, also the fact they gave us beveled square pieces for the walls but didn't include corners for them disappointed me. However don't let those bring the game down for you as it really is fun if you like to flip or build houses. I'd put this right next to Sims 4 in terms of how good the house building component is, as for which is better, I think you can decide (at least this one doesn't have hundreds of DLCs).

I love this game, especially the multiplayer feature! HF 1 was also loved by me and a great deal of time was spent playing it alongside my sister (like talking and showing each other via Discord what was done), so the multiplayer feature in HF 2 was something we were really excited about. We both bought the game as soon as the multiplayer mode was in beta, and we're having the best time playing together. It's so much fun helping each other decorate or annoying each other, like playing hide-and-seek with the mailbox. So, to conclude: We're having a lot of fun with it and will play it a lot more! Also, can we please get a grass texture in story mode? Pretty please!

Although the game is really good, I still prefer House Flipper 1. I wish they would combine these two games into one big one, that would be just the cherry on top of my house flipping cake.
